Strata Records Report
A Strata Records Report is an investigation of the records of a Owners'
Corporation by a qualified strata manager.
The Strata Records Report helps you to:
obtain insight into the maintenance history of the building.
see if there
are serious disputes among the residents.
determine the financial soundness of the Owners' Corporation
protect yourself against large special levies.
An inspection of the records is of considerable use to you if you
are buying any type of strata titled property including townhouses,
commercial and industrial lots.
The inspection will tell you whether:
there is a
defect claim pending against the original builder;
any fire or Council demolition or repair orders have been issued;
any legal action or insurance claims are pending;
there are any
adverse restrictions, exclusive use rights or by-laws on the use of
common property;
pets are allowed;
there is any non-compliance with Strata Titles Act.
Wherever possible you should advise your building consultant about
any major issues PRIOR to any pre-purchase property inspection.
