A Strata Records Report is a retrospective review of your Owners’ Corporation records. It details the previous 5 years of financial and management information about a property under the Strata Title. The goal of a Strata Records Report is to give the buyer insight into the current status of the condition of the building.

Key things to look out for in a strata report include: 

  • The financial health of the property, i.e., Capital Works Funds (CWF), any programmed special levies, outstanding debts, and more.
  • Management and governance rules, i.e., restrictions on pets, renovations, rentals, or common area use, insurance coverage, management structure, and more. 
  • Maintenance and condition, i.e., structural issues, leaks, roofing problems, or ageing facilities, planned repairs, and more. 
  • Legal issues, i.e., any ongoing disputes and compliance with safety, building codes, and fire regulations.
